Specifications & Features

Foundation:

As per the Structural Engineer’s design either in Size Stone Masonry (SSM). Or ROC footings or both combined. Plinth level will be 1’6″ above road level.

Walls:

Load bearing end external walls — 8″ thick solid blocks. Partition /internal — 4″ solid blocks. If it is framed structured then external walls will be 6″ Solid blocks.

Main Door:

Frame and shutters will be made in Teak wood and polished on both sides. Brass fittings like mortise latch, alcirop, tower bolts, doorstopper, magic eye, and night latch will be provided.

Internal Doors:

Frame will be made of hard wood. Shutters will be Modular which will be painted on both sides. Door fittings will be of steel/Aluminum which include Cylindrical Lock. Door stopper and Tower bolt.

Windows:

Three track power coated Aluminum windows with mosquito mesh. And with painted MS grills. Ventilators will be in Aluminum with adjustable/fixed louvers.

Flooring:

Imported marble will be provided throughout the living area, dinning area and vitrified tiles for the 2 bedrooms, wooden flooring for bedroom in ground floor antiskid tiles for balconies. utility and bathroom.
For entrance step and staircase Approx 20mm thick granite will be provided. For car porch paver tiles will be provided clagging concrete of 3″ thick and 2’3″ wide around the plinth will be provided.

Dadooing:

Toilet will have wall cladding up to ceiling height. Kitchen dadooing will be upto 40″ above cooking platform.

Cooking Platform:

This will be made of Approx 20mm thick Dark colour Granite fixed on MS angles with a double bowl stainless steel sink with single drain board.

Bathroom Fittings:

For all attached bathrooms shower panel, one health faucet. one bib cock and one single lever wash basin mixer in each bathroom. Sanitary fittings will consist of 1 EVVC. 1 washbasin in each bathroom.

Painting:

Internal pant will be oil bound distemper. External finish will be water based cement paint.
The capacity of underground sump tank will be 3000 liters.
The overhead tank will be of PVC of 1000 liters capacity.
Motor will be provided for pumping water from Sump to Overhead tank.
The number and sizes of Doors, windows, ventilators will be provided as per the standard architectural designs.

Electrical Works:

Modular switches from a reputed company will be provided. No of points to be provided will be as per the standard design Wiring Imith 151 brand copper wires.

Boundary Fencing:

Rear side: compound wall of 6″ thick Solid Blocks covering the set back area at the rear side with a height of 4’0″
Either side of the house hedges will be planted to bifurcate the boundary of neighbour with fencing stones at regular interval.
Front side Dwarf wall shall be provided which shall house the inbuilt letter box, paper holder and milk bag holder, as per Architectural design, with some architectural feature along with hedges.
BESCOM/Board power of 5 KW with 3 phase will be provided.
